Lodi homeowners find dream neighborhood not so charming

By Chris Nichols
News-Sentinel Staff Writer

Last updated: Saturday, June 30, 2007 5:38 AM PDT

Scott McClarrinon says he was duped.

The 31-year-old Galt native thought he was buying into a dream when he and his wife purchased their home at The Villas of Lodi in November 2005.

He imagined he would raise his family in the two-story stone and stucco home at 455 Tuscolana Way. His home is tucked among 80 residences at the tastefully designed subdivision, complete with stately light posts and cobblestone courts.

Many of the homes even overlook a block of vineyards near Harney and Cherokee lanes.

Yet as soon as McClarrinon moved in, his dream and his neighborhood began to crumble.

The homes that had been snatched up so quickly at the peak of the housing boom sat empty for months at a time, with their owners nowhere to be found.

Green lawns turned to brown, left unkempt in the hot spring and summer months.

Tall weeds began to sprout in place of neatly landscaped front gardens.

"For sale" signs popped up throughout the neighborhood, replaced later by "for rent" signs.

Pigeons began to roost on top of abandoned homes, leaving a mess below.

McClarrinon's vision of a vibrant community of homeowners — as promised by builder KB Home — vanished.

"There's just not a lot of homeowners here," he said this week, noting that his neighbors now consist of renters, from a trio of exotic dancers next door to a group of five young men nearby who throw loud parties late into the night.

"It's just not what we envisioned," he said of the community.

Yet another neighborhood ruined by investors looking to profit from the housing bubble.

BB, have you seen this?

Type in Bakersfield and look at all the homes in foreclosure. There's a few interesting clusters.

Wait a second, they're complaining that they have "a trio of exotic dancers next door"? Sheesh. There's just no pleasing some people.....

But honestly, a couple of brown lawns and a little bird poop, and this guy is angry at the builders? I'm glad I don't have this douchenozzle as a neighbor.

His first mistake was trusting the builders. Anything that happens after that just multiplies his stupid by a factor of moron.

One reason I prefer to buy in an established neighborhood...At least you can see what kind of neighbors you have and the condition of the houses.  I realize that some people buy in new neighborhoods because they can usually get in the house cheaper than in an established neighborhood.

Roy, that works up until the boom when out-of-town investors come along and snatch up all the houses to "flip", and turn them into rentals in the meantime. Oh yea, and if/when the bubble busts, you'll see a lot of lawns turning brown.....

One of the criteria to use is to note how many homes in the area are up for sale..If there are quite a few look elsewhere.  Don't always work but then, what does?

Matt,

Go to the link and read the entire article. The guy has a right to be mad at the builder.

They promised, even by contract, not to allow investors to purchase the homes but failed to live up to that promise by not enforcing the terms of the contract.

Thanks for the link GrpThink! I had not been to that site before.

If he has a contract, he can sue them for breaching it. But I doubt it's worth the paper it's written on, GrpThink.
