While we celebrate the decline of prices in homes here in Bakersfield, what about the people who bought at the peak, and in order to qualify, took pay option, neg am loans. Were they counseled to be savvy on how to make the payments or not? Anyone out there struggling yet? I found this article interesting:

CEO Makes Call on Pay-Option Loans: It's Risky
Los Angeles Times (09/14/06)
Countrywide Financial Corp. CEO Angelo Mozilo said he conducted a "little experiment" in an effort to comprehend why borrowers of "pay-option" mortgages choose to make remit the minimum amount, when doing so increases--rather than decreases--the loan balance. What the executive found after personally calling some customers, he said, was that borrowers were "doing it because the rate of negative amortization is less than the increased value" in their property each month. Customers expressed certainty to Mozilo that their homes would continue to appreciate in value, thereby compensating for the added costs of negative amortization. "The average age of our borrower is about 38 years old. They have never in their adult lives seen values going down," explained Mozilo. "The concept is alien to them."

Or do you have a HELOC / line of credit second? Are you making the minimum payment of interest only or are paying more than the minimum required so it applies to principal? Are you glad you took a HELOC vs a regular fixed rate second?

What's good, and what are you watching at night? Is anyone hooked on the absolutely ridiculous program, Deal or No Deal, that seems to have wormed it's way into my addictiveness?

Do you make regular charitable contributions to a non profit agency? Although I support several periodically within a year, I steadily contribute to both St Judes and D.A.V. My contributions are not earth shattering, but I feel these two organizations are worthwhile.

If you contribute to an organization, are you aware of the ratio of funds that go directly to the organization vs the recipient? I was surprised to discover only 71% of DAV funds went to recipients, I thought it was much higher.

Perhaps someone out there has a web link on where to check out your organization.

Have you gone, will you go, and how many times?
I went last Friday night, will go again this coming Friday night, and if I can, will squeeze in one more visit. Would like to also attend the rodeo - anyone got free tickets? LOL

Thought I'd throw out a couple new topics, so we'll start with the question - what's your favorite food at the fair and where do you like to "hang out" at while there, if you are one of us who don't have young children to wear us out.

My favorite is probably the Basque food, love getting some beans & bread, and I also love the stacked french fries that are from fresh potatos.

I buy my beer at the DAV stand, at the corner before you go to the Basque club, and I like to sit there and people watch.

What the heck is going on? I live in Oildale (quit laughing) and I saw the Chevron at N. Chester and Norris advertising a price of  $3.35/gal for the cheapest stuff.  As I went by Fastrip on Roberts, Shell on Airport/Norris,traveled down Rosedale Hwy., I saw some really big variances.  Fastrip was $2.85/gal. How can Chevron offer gas at .50 cents higher and get away with it?

Something is very, very wrong when the price of gas fluctuates this much. Who can investigate this?
